Here are some simple steps to make your home more accessible if you’re living with someone who has disabilities or elderly. There are a number of trip hazards that should be addressed like throw rugs which can catch or slip under people. You can simply tape them down to prevent slippage and they can be removed easily. Using chairs with arms will help when getting out of the chair. In the kitchen purchasing large handle grips for tableware will help make life easier and also purchasing double handled pots and pans will help. Replacing knob handled door handles with the lever type will help those with arthritis. More complex projects will require installing grab bars in the shower area and near the toilet. Non slip table on the bottom of the tub or shower will also help prevent injuries.
We talk about using caulk around doors and windows both inside and outside our homes. We talk about caulking around bathtubs but rarely talk about caulking being used around mixed materials in our homes for better cosmetics. Here is the deal: maybe you have crown molding that has separated from the ceiling a little bit or the joints in the wood have separated a bit. You got it….use caulking. I have had several areas in my home recently that needed my attention; one was where the tile that surrounds the fireplace meets wood molding. The two pieces has separated and did not look good. Use latex or acrylic caulking for these jobs. The have good adhesion and can be painted whereas silicone cannot be painted. The drier or house is ( like right now) the more materials pull apart. So a little caulking will do you.
If you have a small or large rip in a piece of carpet not only is it unslightly but it is also a safety hazard. As kids run through a house or we just walk through the house that torn piece of carpet can easily trip us. You can repair this problem with a little work. Pull the carpet together and match up where it is torn. You may have to pull the carpet tight with pliers. You will now nail the carpet to the sub floor so that it stays in place. You repeat this process on the other side of the torn carpet until the two match up. Using an upholstering needle (curved type) you stich the carpet in place. You may have to use a needle nose plier to pull the needle through the carpet. Once stitched remove the nails.
Space is a premium in our home so take the time to de-clutter a room or two. Here some steps to help with that process
Sort into four categories. Use four boxes, sacks or plastic bags. Label them “toss,” “give away,” “relocate” (in other rooms) and “stay.” Remove one item at a time, deciding in which of the four categories it belongs. Clean every shelf and closet one at a time till you see the bottom. Use the last 15 minutes to clean up. Put “toss” items in the trash and “give away” items in the car). Take “relocate” items to designated rooms and push “stay” items back into the closet and then Collect articles from other areas that belong in the newly cleaned closet. NOW Reorganize the space, using storage principles: Keep frequently used items low and accessible. Store seldom used items on higher shelves

I was recently in two garages in homes that where built about 10 years ago and both had cracks in the garage ceiling. The ceiling joists of your garage, l do not have enough support to compensate for the weight of the drywall or storage in the attic. In fact, most ceiling joists would, over time, sag under their own weight. The ceiling joists serve two purposes: To keep the walls from spreading apart under the weight of the roof and to support the weight of the ceiling. So try this to solve the problem. First remove any stored items in the attic. If the ceiling still has a major sag, build a two-by-four wall in the garage to lift and brace the center of the joists.
We talk a lot about the best return for your money when it comes to home improvement projects but here are a couple of the worst investments.
By the way this doesn’t mean you should not do these projects to improve your home environment just don’t expect to get your money back when you sell the house.
Home offices…in most cases take away a bedroom so make sure it can easly be converted back to a bedroom.
Back up generator. Sure can make life great when the power fails but when selling the house look to recover about 48% of the investment.
Upscale garage addition. A free standing two car garage with all the bells and whistles could run 90K and you will only recover about 45%.

Many older homes with the original windows are the wood double hung type. Over the years many of these windows accumulate many layers of paint on the windows. In some cases these windows no longer open because they are literally painted shut. So here is an idea on how to free the stuck windows.
With a utility knife, score the paint between the sash and the window frame. Next insert putty knife along your scored edge and tap it carefully with a wood or rubber mallet. You can use a hammer, but be careful not to bang too hard with any tool, especially in cold weather, or you could crack the window. There is also a window repair tool that is in the shape of a spade with metal teeth on the side which will work like a saw blade.
If you do not have wire shelving in your closet and all you need is a closet rod to hold the hangers here are some quick tips to make sure it stays in place. In order to secure the closet rod it must be anchored into the wood studs. No molly bolts or plastic anchors for this project. In most cases the wood studs are place 16” apart and that is center to center. All of the screws must screw into the studs. The screws are run through the flange and into the studs. The flange on most closet rods is not always lined up to attach all the screws into the wood studs. To solve this problem and make the rod more secure I recommend installing a 16” 1x 4 on the wall and anchor that to the studs with two drywall screws on each side. No attaché the rod and flange to the piece of wood.
When our homes transition from warm and moist to cool and dry (seasonal changes) things begin to happen.
One area that may be affected is the joint tape on the dry wall. The problem is usually with the tape against the ceiling. As the home's environment dries out paper and wood may shrink. As the joint tape shrinks it becomes loose from the dry wall. So here is a quick fix to the problem. Using Elmer’s glue under the unattached area will stick it back to the wall. Applying a warm moist towel may make the tape more pliable. After it is glued to the drywall a coat of joint compound will hide the seam. Feather edge the compound out into the wall area. Allow to dry, then sand and prime.
A clogged dryer vent is an energy waster at best and a fire hazard at worst. So here are some basic guidelines.
Actually inspect the termination port of the dryer and the wall or roof jack. Look for birds nest or clogged openings. Most importantly, feel for proper exit velocity of the air leaving the vent and look at or feel the interior walls of the duct.
If you suspect clogged or partially clogged exhaust ducting, it is likely you need to have them cleaned. Dryer vent cleaning improves the safety and efficiency and depending on the venting circumstances, should be cleaned or inspected every 6-12 months.
Make sure your flex transition hose is not kinked or crushed. The space behind your dryer should be sufficient as to provide adequate room for the flex transition hose to make its bends with minimal deflection and restrictions.
Dryer vent cleaning is a very real commercial trade and the contracted work is sometimes described as Routine and Problem Cleaning.
Routine cleaning is done from the outside by sending an air-propelled "jet-snake" through the vent. It blows air 360 degrees backwards, blasting the lint loose and blowing it outside. The lint is caught in a special bag.
Problem Cleaning is performed when an individual dryer is not drying clothes fast enough. They disconnect and pull the dryer out, install a large blower on the vent, and blow, brush, vacuum and/or dismantle - whatever it takes to get the vent clean.

The use of the white vinyl flex pipe is all but completely prohibited, both by building departments and appliance manufacturers. Some municipalities allow or do not discourage the foil covered vinyl flex but almost all appliance manufacturers insist on the use of the aluminum flexible pipe. Keep exhaust duct as straight and short as possible. Exhaust systems longer than the manufacturer's recommendations can extend drying times, affect appliance operation and may encourage lint build-up on pipe lining.

When running the clothes dryer, be careful not to overdry. Running your dryer too long not only wastes energy but can also damage your clothes. We recommend using an automatic setting, such as "less dry" rather than a timed setting.
Clean lint filters regularly. Cleaning the lint filters on your washer and dryer will save energy, improve performance, and minimize fire hazards.
I know budgets are tight and it is tough to spend money on the house but let’s give the family room an inexpensive facelift. If the four walls are all painted the same color consider just painting one wall an accent color. Consider leaving the walls the same but paint the ceiling out in a color other than white. Changing lamp shades to new styles can also make a big difference. If the sofa or chairs are beginning to show their age consider new pillows to give it a new look. One project that will give a new look and will not cost a dime is to rearrange the furniture in the room. Remember to try furniture at an angle and not just in a square. If the wood furniture is looking tired consider painting the furniture which is very popular. Hope these ideas help with the new look in your home.
How many times did your mom tell you to stop slamming the door?
Door hinges on interior doors sometimes become loose and the door does not close fully because the screw is stripped in the door or jam. To repair you remove the screw and insert a golf tee with some wood glue in the hole. The tee is tapered and will snuggly fit in the hole. You cut the tee flat with a hacksaw blade and run the screw into the tee. If the door never stays open that is another problem that can be solved fairly easily. Remove the pin from the hinge and with a hammer put a slight bow in the pin. This will cause enough friction to keep the door open. I have one other door issue to solve for you. If you have a very steamy bathroom when taking a shower, removing and inch from the doors bottom will help with air ventilation.
We install new door knobs for many reasons; the finish or wearing off the old one or maybe a lever door knob would be better and easier to use then the knob type. The project is a fairly simply one and the first step is to remove the old knob. This can be done my removing the screws next to knob on the inside of the home. After removing the screws turn the knob and pull towards you removing the knobs on both sides. This will reveal the dead latch which can be removed by screws on the side of the door. In most cases the dead latch can be kept in place and used with the new lock if desired. Most holes sizes for the new lock to fit are 2 1/8 inch and the dead latch from outside of door to center of the hole is 2/38 or 2 ½ inches. These dead latches are adjustable if you decide to install a new one.

You may or may not have much luck removing wallpaper it really depends on how the wall beneath the paper was prepared.Unsealed drywall that has been papered is almost impossible to remove but a well primed and sized wall should not be difficult to remove the paper.On vinyl paper it is important to first score the paper with a paper Tiger.This tool punctures small holes in the paper so that a paper adhesive remover can reach the adhesive.After the holes have penetrated the paper apply DIF, Piranha or Fabric Softener to the wall paper.Give it about twenty minutes to break down the adhesive and then remove with a wall paper scraper.The scraper is a 4” razor blade that should lift the paper off the wall. Make sure to reapply to remove all the remaining glue before painting.
If you live in an older home with plaster walls I am sure it has its fair share of cracks or the paint is always peeling off.It is the nature of the beast and of course it can be repaired.Many times I am asked if the plaster can be removed and just install drywall.The answer is yes but that is a big job and the plaster may have asbestos in it or the paint contains lead. So by removing the old plaster you very well could cause other environmental problems in your house.There are a couple of things you can do; one would be to install ¼” drywall over the existing plaster wall. The added thickness will cause you to make moldings adjustments or add moldings to door and window jams.You could also install a wall liner over the plaster wall.It is a heavy cloth that can be painted.
If you have a problem with an invasion of gnats in your home here are a few solutions.Gnats enter the home a couple of ways; brought in with fruits and vegetables, plants carried in the house or gnats entering the drains in your home.After you have removed all fruits and vegetables in your home and removed or used an insecticide on the plants, use a shallow bowl and put cider vinegar and Dawn soap into the bowl.The gnats will be attracted to the vinegar and with the help of the soap it will drown the gnats.Also pour a cup of ammonia into the sink drain and that will solve your problems.
Here is an old tip for patching a hole in drywall but with a new twist.To patch a hole in drywall that is the size of a fist or larger; cut a piece of cardboard that is larger then the hole.Punch a hole into the center of the cardboard and insert a string, then secure by tying a knot in the string.Before inserting the card board into the hole, (here is the new twist) run a bead of Gorilla glue around the perimeter of the cardboard.Insert the card board in the hole and pull the string taught to secure it to the back side of the drywall.This will serve as the backing for our patch.Apply a layer of joint compound over the card board and in bed fiberglass drywall tape into the wet compound. Repeat this process two times, then sand, prime and paint.
Stress cracks in a plaster wall can and should be repaired. The first thing to do is clean out the crack and remove any loose impediments.This can be done with sandpaper and a whisk broom. Apply a thin coat of Dura bond 90 over the crack and also in the crack by applying pressure.Leave a residue of the Duro Bond on the surface of the wall.Apply a mesh fiberglass tape onto the wet surface and smooth with a 3” putty knife. Let dry for two hours and apply a finishing coat of the Duro Bond.The Duro Bond 90 is a product that cures in 90 minutes and can then be sanded as opposed to topping compound.Finish by sanding and applying a primer before the finish coat.
When you go to the hardware store you can get quickly confused when it comes to selecting glue for your repair project.He is a quick primer course for repairing something that is porous or there might be a slight gap between the two parts that are to be glued.Epoxy glue is perfect for this situation.These come in several different types. 5 minute epoxies, regular dry epoxy, and putty type epoxies.If you have something that is porous and a small gap the quick dry is perfect.To glue something that may have to be moved around a positioned then go with the slower dry.Epoxy putties are great for filling and gluing metals or masonry.Remember for best results always clamp the pieces together after gluing.By the way duct tape on odd shapes works great.
Stripping the finish off of furniture can be fun and rewarding. Follow these tips for the best results. Use a throw away brush and lay on a thick coat of stripper.Do not brush the stripper back and forth as this will cause evaporation/ Give the remover plenty of time to work.15 minutes for methylene chloride base and 2 hours for water base strippers. Some strippers contain wax to minimize evaporation but you can lay aluminum foil over the applied stripper to help do the same.The finish will wrinkle and puddle when it is time to be removed. The best tool; a piece of glass about 3x5 and pull the glass to you, with the grain at a 45 degree angle. For carved or irregular surfaces a brass wire brush can be used.
I am often asked about moisture between the ceiling and the wall on an outside wall of the home.Is it the roof, downspout or drip edge causing the problem? The answer is it can be any of those plus add the brick, mortar or an exhaust fan that is vented into the attic, it could just be high humidity in the home and no insulation at the top of that wall.That is why the source for moisture is so difficult to trace. Start your hunt in the attic. See if your insulation is wet or a fan is vented in the area.Check to see if the insulation is moldy.Inspect the mortar between the bricks for cracks or pieces that are missing.See what the indoor humidity is in your home (should under40% in the winter).There are no simple answer just a little investigation on you part.
You never want your home too dry or too wet.Home humidity in the winter should be around 40%.If your home is drier than this, adding a home humidifier would be a good idea. Here is just a short list of benefits from a properly humidified home in the winter time.

This may sound like a strange problem but we see it often on table tops.A white haze is on the surface of a piece of finished furniture only this time it is a bed headboard.Seems like someone went to sleep with wet hair and was positioned up against the headboard causing the white haze. To solve this problem use a cotton cloth and some non gel toothpaste, dampen the cloth and apply the toothpaste and some baking soda to the cloth. Scrub in a circular motion over the effected area and this will normally remove the haze.You can also purchase a product called Restore A Finish to cover up the area.It comes in 8 colors and you should be able to find the color you need.This is simply applied onto the surface and it will RESTORE the finish.

The other day I received an e mail asking me to clarify something in my news letter. We published a weatherization audit that spoke of air infiltration into a home as being bad, a consumption of your energy dollars.Yet I speak about an air exchanging units that should be installed in a home. This person felt I was contradicting myself.Well yes and no.If your home is not well insulated and needs weather-stripping and caulking you need to take action.If you home is well insulated, has new windows, a high efficiency furnace you probably need to introduce a little fresh air into the home. Homes that are not well weather-stripped or insulated have low humidity in the winter and home that are well insulated have high humidity levels in the home.High humidity levels cause poor indoor air quality and need some ventilation. Got that.
If it is time to freshen up a small bedroom here are some tips you might consider.
Choose a focal point. Perhaps a wall at the far end of a room. Painting this wall a deeper hue will help accomplish this goal.
Accent furniture. Keep all accent pieces light in feel. When your side tables and cocktails table are heavy in shape or color, they have a tendency to add visual weight to your room,.
Reflection. Consider mirroring an entire wall with 12' x 12' mirrors. This is timeless look and creates depth and dimension.
Decor. Do not over accessorize a smaller space
Lighting. Avoid hanging fixtures. If, for instance, your ceilings are low, hanging fixtures will only further accentuate this. Always use can lights when possible
Storage. Storage is, of course, always important in a small room. Open bookcases used for storage tend to add nothing but a cluttered, closed in feeling.
The way we use color in our home creates and environment of calm, excitement, even restful.These color can be found in the fabric we choose or the paint colors we apply to the walls of our home.The world of color has undergone a makeover of late, too, with yellow and gray leading the way. Together, these colors add a level of calm to a room. The gray, a rather neutral color, works well as a base color on upholstered furniture, especially when used with another hot trend - espresso-stained wood. The yellow, best utilized in small bursts, adds excitement in the room.

Many of us have texture ceilings and we really don’t care for them ….so how do you make them smooth.If you’re lucky this little tip will help you with the issue.Texture ceiling are normally just joint compound and unsealed.Sometimes this joint compound is mixed with paint but rarely is this compound painted and sealed.If the texture on the ceiling is just the compound and not painted, removing it or smoothing it can be painless.Spray the ceiling with water and see if the joint compound begins to dissolve.If the compound begins to dissolve a taping knife can smooth or remove the compound.If the ceiling is more of a popcorn finish and needs to be patched; there are many types of patching compounds.You can also apply a spray popcorn finish which can be purchased at the hardware store in an aerosol can.
Basement closets can be come damp due to lack of air flow. A pantry over a crawl space will become so damp moisture can be found on the walls surface. This condition can create mold and mildew which can become a health issue.To solve this problem you might consider installing a golden rod dehumidifier.They are about and inch in diameter and come in 12” to 36” in length. There has been a lot of water damage to ceilings this year because of the rain and ice dams.If you have a ceiling and there is a brown water stain on it some steps need to be taken before painting.If you paint directly over a water stain the stain will bleed through the paint.A special primer needs to be applied in order to set the stain and keep it from bleeding through the finish coat of paint.If the water stain is new (about30 days old)I recommend a shellac base primer like Bin Primer sealer. If the stain is old, a stain blocker primer that is water base will work.For small stains these primers can be purchased in an aerosol can. They have an inverted spray head so they are easy to apply.
